Responsibilities for the Affordable Housing Coordinator:              
  • Participate in all marketing and leasing functions related to all affordable housing programs and applications, including remarketing assessments
  • Facilitate the renewal and recertification process for all program participants
  • Prepare all company required and agency-required reports
  • Ensure accuracy of recorded information about each affordable housing program
  • Initiate new ideas, methods, systems related to affordable housing processing
  • Welcome every resident request/inquiry as an opportunity to strengthen resident loyalty
  • Participate in affordable housing, marketing and rent-up activities for new developments
  • Interview applicants for affordable housing programs on behalf of different sites
  • Manage application caseload which includes, assembling and reviewing information regarding each application and recommending next action steps, i.e. moving forward with the application or denying the application
  • Maintain each file according to company's standards
  • Prepare files for regional, corporate, or agency reviews
  • Apply the Low – Income-Housing Tax-Credit guidelines consistently and accurately with each application, as per Section 42 of the Internal Revenue Service Code and in compliance with Related’ s policies and procedures
  • Participate in the renewal and recertification processes of individual sites, including accurate and timely recertifications of income and other eligibility requirements and the accurate, timely production of renewal leases
  • Participate in the development and implementation of marketing guidelines
  • Maintain inquiry lists for the designated sites in their portfolio according to established procedures
  • Participate in the marketing process, as needed, including community contact research, mailings, and mail pickup at designated locations
  • Accurate, comprehensive maintenance of manual logbook
  • Establish and maintain an accurate, comprehensive database/waiting list
  • Complete certification forms for in-house reviews and subsequent submissions for agency approvals
  • Participate as needed in all areas of work related to the rent-up process
  • Maintain adequate number of pre-processed files for each designated site to ensure minimal vacancy time
  • Participate in site lotteries during remarketing phases
  • Complete all reporting
  • Review applicant appeals or participate in the appeal process
  • Coordinate lease preparation and conducts lease presentation for new move ins
  • Interact with city housing agencies in the processing of Section 8 voucher holders for affordable units within their designated portfolio of properties
Requirements for the Affordable Housing Coordinator:
  • High School diploma or equivalent; college degree strongly preferred
  • Strong organizational and follow-up skills
  • Sharp analytic skills and ability to detect inconsistent information
  • Ability to present apartments and buildings in their best light and close a lease offer
  • Strong arithmetic skills
  • Must be able to work independently and as part of a team of professionals
  • In-service training of policies, procedures and principles required
  • Ability to apply consistent framework to dissimilar information
  • Ability to interpret information consistently and completely
  • Bi-lingual in Spanish/English or Mandarin Chinese/English a plus
  • Experience with Section 8 processing preferred
  • Technology savvy with a strong knowledge working with Microsoft Office
  • Strong organizational skills with great attention to detail
  • Strong multi-tasking and prioritizing skills with the ability to meet deadlines
  • Excellent written and verbal communication skills
  • Strong interpersonal skills with a customer service focus
  • Ability to work independently and as part of a team
  • Must be eligible to work in the U.S. without sponsorship
